Residential Addition

The project consisted of a 24 ft. by 32 ft. Great Room addition, extending off the existing Family Room, including a new sunken fireplace, wet bar and full basement.  The basement was to be utilized for entertaining and was designed to have a 9 ft. finished ceiling height.

Excavation for a typical basement was above the existing water table.  However, the additional 24” of excavation resulted in an intrusion into the water table.  A system of cross-hatched drain tile with a new sump pit was installed to alleviate the problem.  An additional precaution of connecting the new sump to the existing sump was incorporated to protect against a failure in the new pump.
Residential Addition
The Client worked at home and needed a new Office to facilitate his work.  Also included in the project was a new Sunroom addition and raised deck. Because the limited available buildable area was relegated to the sunroom addition, the office was added to the second floor over the existing Garage.  At the direction of the client, the roof line was not to be altered for the new Office.  This required structural modifications to the Garage Attic area to place the new Office at an elevation to allow enough headroom.
The existing Master Bathroom was renovated to allow access from both the new Office and the existing Master Bedroom.  Also, a separate exterior stair was added for direct access to the Office.
Other elements of the project included interior modifications and electrical upgrades including the replacement of the existing stairs to the second floor.
